Is a REDA valuation the same as a licensed appraisal?
No. We provide data-driven valuation analyses and opinions of value. A certified appraisal from a licensed appraiser is required in some contexts (like mortgage lending). For pricing decisions, negotiations, tax appeal preparation, and investment analysis, our reports give you the evidence you need.
How long does a valuation take?
Most standard home value assessments are delivered within a few business days of receiving the property details.
What does a valuation cost?

Surplus Funds Recovery
What exactly are surplus funds?
When a foreclosed or tax-sale property sells at auction for more than the debt owed, the excess money is a "surplus" that generally belongs to the former owner or their heirs — not the bank or the county. It's held by a court or agency until claimed.
How do I know if I'm owed money?
If you (or a relative) lost a property to foreclosure or a tax sale, contact us with the property address. We'll research the sale records for free and tell you whether a surplus exists.
What do you charge?
Nothing upfront. We work on contingency — a percentage of the funds actually recovered, agreed in writing before we start. No recovery, no fee.
Why can't I just claim the money myself?
You can — and we'll never tell you otherwise. Many people successfully hire us because the process involves strict deadlines, court paperwork, competing claims from lienholders, and sometimes probate issues. We handle those complications every day.
Is there a time limit to claim?
